What janitorial covers that a one-off clean does not

A one-off commercial clean fixes a building on one day. Janitorial service keeps it from getting there.

The practical difference is four things. First, a fixed schedule that does not depend on anyone noticing a problem. Second, a written scope that separates daily items from weekly and periodic items, so high dusting, extraction and floor refinishing get calendar dates instead of good intentions. Third, supply management, so restrooms do not run out of paper towel on a Friday. Fourth, a record of what happened, so a building owner two states away can read a log instead of taking someone’s word.

Most buildings that call us for a rescue clean have been buying visits for years. The visit was never the problem. The absence of a program was.

The scope is written from your floor plan

Before we quote, Dita walks the building with you and counts what is actually there: rooms, corridors, stairwells, restrooms, fixtures, bins by location, dispensers by type, floor materials by area, entry mats, and the doors and glass every visitor touches.

That count becomes a written scope of work. Every line says what happens and how often. Nightly items sit in one column, weekly items in another, and periodic items carry scheduled months.

Nothing in that document relies on a cleaner remembering the bin in the back office or the stairwell nobody uses. If it is in the building, it is on the list.

Consumables handled before they run out

Restroom supplies are the item that generates complaints out of all proportion to their cost. An empty soap dispenser tells every visitor something about how the building is run.

We record consumption per dispenser over the first few weeks of a contract, which gives us a real usage rate rather than a guess. After that, restocking runs ahead of the rate. You can buy your own stock and have us load and track it, or have us source and bill it. Either way, the count is written down.

Floors on a program instead of a rescue

Commercial floors fail from grit. Sand and road salt walked in from a parking lot work into carpet pile and abrade the fiber every time somebody steps on it. Hard-floor finish scratches dull long before the material underneath wears out.

So the daily work matters more than the dramatic annual job. Carpet gets vacuumed edge to edge, including under desks and along baseboards. Entry mats get lifted and the floor underneath cleaned, which is the single largest source of hidden grit in any building. Hard floors get damp-mopped with fresh solution, changed between areas rather than dragged around the whole floor plate.

On top of that daily layer, the contract carries scheduled periodic work: hot-water extraction on carpet, buffing and burnishing on hard floors, and strip and refinish jobs booked for a weekend or a holiday shutdown so the finish has time to cure before anyone walks on it.

Michigan adds a fifth season to this. From the first salt truck through the spring thaw, every entrance in Metro Detroit takes alkaline salt residue that holds moisture, hazes finish and stiffens carpet fiber. Buildings on our janitorial contracts get extra entrance attention and a neutralizing treatment through salt season, then a restorative clean once it ends.

Reporting, so you are not the inspector

Every visit produces a log: the date, who worked, the scope completed, and anything found that needs a decision from you. A dispenser that keeps failing, a trap that is weeping, a corridor carpet that has reached the point where extraction will not fix the color, a door closer that is dragging.

Periodic work is logged against its schedule, so at any point you can see when the carpet was last extracted and when the next refinish is due.

That record is what turns cleaning from a recurring argument into a service you can budget and audit.

What is the difference between janitorial services and a commercial cleaning visit?

Scope and schedule. A commercial cleaning visit is a job with a start and an end, such as a one-time deep clean or a turnover. Janitorial services are a contract to maintain the building continuously: a fixed schedule, a written scope, consumables managed, floors on a program, and periodic work scheduled ahead rather than requested in a panic. If you find yourself calling a cleaner every time something looks bad, you need janitorial service rather than another visit.

How much do janitorial services cost?

It depends on square footage, restroom count, floor types, nights per week and how much periodic work sits in the contract. We do not price off a square-footage table. Dita walks the building, writes the scope, and gives you a flat monthly figure covering the recurring work, with periodic items priced as separate scheduled lines so nothing appears on an invoice unannounced. The walkthrough and the quote cost nothing.

Do you supply the paper goods and soap?

Either way works. Some clients buy their own stock and we keep it loaded and tell you when to reorder. Others have us source everything and bill it through. In both cases we count usage per dispenser over the first few weeks so restocking runs ahead of demand rather than after a complaint.

Can you provide a certificate of insurance and complete vendor registration?

Yes. DITA Pro Clean is fully insured, and the owner handles certificates of insurance and vendor registration paperwork directly, including additional insured wording and property management portals. Tell us what your building requires at the walkthrough and it is in place before the first night.

Are your cleaners background-checked?

Yes. Every cleaner is vetted and background-checked before working in a building unsupervised. Keys, fobs and alarm codes are logged and signed for. Your building keeps the same small team, so the people entering after hours are familiar rather than a rotating pool.

What happens if something gets missed?

Tell us and we correct it, usually the same or next business night, and the item goes into the visit log so we can see whether it is a one-off or a scope problem. You have the owner's direct number, which is the practical reason to contract a locally owned company rather than a national dispatcher.

Do you lock us into a long contract?

No. The contract exists to fix the schedule and the scope, not to trap you. If your building changes, whether that means adding a floor, dropping a night over a quiet summer or pausing during a buildout, we amend the schedule and the price to match.
