Drywall dust behaves differently
Ordinary household dust is heavy enough to land and stay. Drywall dust is not. It is fine gypsum, it stays suspended for hours, and it travels on every air current in the building, including the return vents.
That is why a single-visit clean after a renovation almost always fails. The room looks finished at six in the evening. By the following morning there is a grey film on the counters again, and the first time the furnace cycles it comes out of the registers in every room that was nowhere near the work.
The three-pass approach
Pass one, rough. Once the trades are out, we clear debris, packaging, offcuts, tape, stickers and protective film, sweep and vacuum with filtered equipment, and open the surfaces up. This pass deliberately disturbs settled dust so it can drop.
Pass two, detail. Usually a day later, after the air has cleared. This is the long one: walls, trim, ceiling edges, cabinetry inside and out, window tracks, sills, vents and registers, light fixtures, fan blades, switch plates, hardware, tub and shower surrounds, grout haze on new tile.
Pass three, touch. Before handover or move-in. Glass, fixtures, floors and high-touch points reworked, plus anything the previous passes disturbed. This is the pass that makes the walkthrough go well.
Timing against the trades
The single most common mistake is booking the clean too early.
If the painter is returning for touch-ups, if a plumber still has a fixture to set, if the flooring crew is coming back for transitions or if a punch list is still open, cleaning is wasted money. Every one of those visits puts dust, boot marks and fingerprints back into a room that was finished.
Book us once the punch list is closed, and leave three to four days between the last trade and the handover or move-in date. If your handover date is fixed and the trades slip, call us anyway. We schedule around it, but we would rather rework the pass plan than pretend one pass is enough.
New builds versus older homes
New construction in Macomb Township and Washington Township subdivisions is mostly volume dust: open floor plans, new LVP and tile, new cabinetry, plus builder residue like adhesive labels on glass, grout haze and film on stainless. It is a lot of surface but it is predictable.
Renovations in older brick homes in Royal Oak, Birmingham and Grosse Pointe are harder. Plaster dust behaves like drywall dust but is grittier. Original hardwood needs a product that will not lift a fresh finish. Radiators, deep window casings and detailed trim all hold dust that a pole duster will simply redistribute. Old ductwork picks up construction dust and gives it back for weeks.

Why does post construction cleaning need three passes?
Because drywall dust is measured in microns and stays airborne long after the sanding stops. Clean everything in one visit and the dust still hanging in the room settles overnight onto the surfaces you just wiped. A rough pass, a detail pass a day later once it has dropped, and a final touch pass before handover is the only sequence that actually leaves a house clean.
When should I schedule you relative to the trades?
After the last trade is genuinely finished, not when they say they are nearly done. Painters returning for touch-ups, a plumber setting a fixture or a flooring crew coming back all put dust and marks back into a cleaned room. Give us the site once the punch list is closed, and give the handover date at least three or four days of runway.
Is builder clean the same as this?
No. A builder clean gets a house to a saleable-looking state fast. It usually leaves dust in registers, window tracks, cabinet hinges and light fixtures, which is why new owners in Macomb Township subdivisions find a grey film in month one. Post construction cleaning goes into those places specifically.
Do you clean up construction debris?
We remove loose debris, packaging, offcuts, protective film and adhesive residue as part of the rough pass. We do not haul out heavy demolition waste, dumpster loads or hazardous material, and we will tell you before quoting if a site needs a disposal contractor first.
