Three commercial corridors, three different scopes

Clinton Township does not have one business district. It has three, and they need different contracts.

Garfield Road and Hall Road. This is the medical corridor, and it carries most of the township’s commercial cleaning demand. Medical office buildings, dental and orthodontic practices, physical therapy and chiropractic suites, imaging and lab draw sites, urgent care, optometry, dermatology and podiatry. The work here is clinical: treatment surfaces, shared equipment, waiting room upholstery, restrooms used by patients rather than staff, and a schedule that has to fit around appointment books.

Gratiot Avenue. Retail units, service counters, salons and barbershops, med spas, restaurants with office space, and small showrooms. Two standards apply in the same unit. Front of house is a sales problem, where glass, display surfaces and floors under bright lighting show every mark. Back of house is a hygiene problem, with staff restrooms, break areas and equipment.

The professional suites in between. Low-rise multi-tenant buildings off 15 Mile, Metropolitan Parkway and the Garfield spine, holding law, accounting, insurance, real estate and title offices. Private files, locked rooms, a property manager with vendor requirements, and after-hours access rules that have to be followed rather than improvised.

The schedule is the hard part, not the cleaning

A dental practice running 7pm appointments Tuesday and Thursday, closing at 2pm Friday and opening a Saturday clinic until 1pm cannot use a single nightly slot. Neither can a therapy suite with a late block on Monday and Wednesday.

So we set the window per day at the walkthrough rather than assigning one time for the week. Tuesday might start at 8:15pm. Friday might start at 2:30pm. Saturday might be an afternoon reset after the clinic clears, which also gives the floors until Monday to dry.

Treatment rooms get a written protocol

Every treatment or exam room in the scope is listed by name with the surfaces inside it: chair, headrest, arm rests, tray table, light handle, cabinet pulls, drawer fronts, sink, faucet, soap and glove dispensers, and the counter substrate.

Beside each surface sits the product and its contact time. That matters twice. First, because a disinfectant only works if it stays visibly wet for the interval its label states, and spray-and-wipe cleans a surface without disinfecting it. Second, because the wrong chemistry damages the room. Alcohol dries and cracks treatment vinyl over months. Bleach pits stainless and corrodes fixtures. Acidic descalers etch a stone reception counter.

Each visit logs the rooms treated, the product used and the date, so a practice manager has a record instead of an assurance.

Fragrance-free is the default question here

A waiting room full of patients is the wrong place for a strong disinfectant smell. Patients arriving with respiratory conditions, chemical sensitivity or migraine triggers register it immediately, and staff who spend the whole day in it register it more.

Fragrance-free and low-VOC products are a standard option, not an upcharge conversation. The list is agreed at the walkthrough and written into the scope, because the usual failure is a quiet substitution nobody was told about. If something on your list is unavailable, we ask before swapping it.

Restrooms, floors and the Michigan winter

Patient-facing restrooms carry the same reputational weight in a medical suite that they do anywhere else, and the same rules apply. Odor comes from grout, the floor drain and the base of the toilet rather than the fixtures, so those get cleaned on a schedule instead of covered with air freshener. Consumables are counted per dispenser over the first few weeks and restocked ahead of your real usage rate.

Floors take the seasonal beating. Gratiot, Hall Road and Garfield are salted hard from the first storm through the thaw, and every one of them feeds a parking lot that feeds your entrance. Salt residue is abrasive and alkaline. Left on entry tile and the first stretch of carpet it hazes finish and stiffens fiber permanently.
