Royal Oak was built between the wars, close together and close to Woodward. The typical house on the blocks off Washington, Fourth Street, Vinsetta Boulevard and Crooks is a 1,000 to 1,600 square foot brick or stucco bungalow, tudor or small colonial, on a lot narrow enough that you can hear the neighbor’s storm door.

Inside, the details repeat street to street. Plaster walls and coved ceilings. An arched doorway between the living room and dining room. Original oak floors, often refinished at least once. A fireplace with a tile surround. A compact kitchen that has been remodeled once in the 1990s and once more recently. One full bathroom, usually still with 1930s hexagon floor tile and subway walls. A basement with a low ceiling, a laundry area and the original stair. And a one-car detached garage at the back of the lot, reached from the alley or a long single drive.

That combination is detail work, not floor-area work. Plaster gets damp cloths and no standing moisture, especially at the seams and where the cove meets the ceiling. Arched openings and original casings hold grime in the profile of the molding and have to be cleaned along the shape rather than swiped across. Old oak floors need a product the finish will take and never a steam mop.

The single bathroom is the item that surprises people. One bathroom in a house with two or three adults takes every shower, and ninety-year-old grout and a tub surround seam do not respond to a quick wipe. It gets scrubbed, and it gets time on the checklist.

Postwar streets and downtown units

Not all of Royal Oak is prewar.
