Two housing eras on the same street

Birmingham is small, walkable and expensive, and its housing tells two stories at once. On the preserved side are the 1920s and 1930s homes around Quarton Lake, Poppleton Park and the streets off Maple Road: colonials, tudors and English cottages with plaster walls, leaded glass, arched openings, deep original casings, oak floors and tiled bathrooms that owners have restored rather than gutted.

On the other side is the rebuild. Over the last two decades, teardowns have reshaped block after block, and the replacements are large, tightly detailed and finished to a level that changes how a house has to be cleaned. It is normal here to find a 1928 tudor and a 2023 custom build sharing a property line, and to need two different product kits to clean them.

Counterintuitively, the newer house is usually the more fragile one. Ninety-year-old oak with a polyurethane refinish is tougher than a wide-plank white oak floor with a hard-wax oil finish. Glazed 1930s bathroom tile is tougher than honed marble.

The finishes that decide the work

Marble and natural stone. Honed and polished marble on counters, slab backsplashes, bathroom floors and shower surrounds is chemically vulnerable. Acidic cleaners, vinegar, lemon, many bathroom sprays and a lot of general purpose products etch it, and etching is physical damage to the surface, not a stain sitting on top of it. Stone gets pH-neutral product, gets dried instead of being left to air-dry, and gets told apart from quartz, which behaves differently again.

Wide-plank white oak. Matte, natural and hard-wax-oiled finishes are everywhere in the newer builds, and they are the easiest thing in the house to spoil. Standard hardwood cleaner leaves a sheen a matte floor was never meant to have, steam is out entirely, and an oiled floor needs a compatible product or it blotches. We ask what the finish is before the first visit, and when nobody knows, we test out of sight.

Custom millwork. Paneled walls, coffered ceilings, wainscoting, built-in cabinetry and integrated appliance panels hold dust in reveals, edges and seams rather than on the flat. They get cleaned along the detail with a barely damp cloth, and painted cabinetry is treated as furniture, which means no degreaser and no abrasive pad.

Frameless shower glass. Glass left to air-dry builds mineral deposits that eventually will not come off. Cleaning and squeegeeing it every visit is what keeps it clear over years.

Unlacquered brass and living finishes. Fixtures chosen to patina are supposed to darken. Unless you want them polished back, we clean them and leave the patina alone. That is a question we ask at the walkthrough rather than a decision we make with a cloth.

Quarton Lake, the trees and the seasons

The older neighborhoods around Quarton Lake and the Rouge River blocks sit under heavy mature tree cover. That means a real pollen load through April and May on sills, ledges, tracks, fan blades and casings, a heavy leaf and debris load from September through November at every door, and fine organic dust in window tracks year round.

Winter is salt off Woodward, Maple, Old Woodward, Adams and Southfield Road, and in a preserved 1920s house there is often no mudroom to catch it. The front door opens onto original oak and the side door opens into the kitchen. From November through March, entries, side doors and the first three feet of floor are cleaned first on every visit, because salt is abrasive and it takes finish off oak if it stays.

Entertaining, downtown and the calendar
